I have a stubborn summer house wall that discolours in heavy rain. Several builders have told me to rebuild it as there seems t be water inside it. It’s quite a thick external wall – 40 cms. In your opinion, would it be worth using rubbers on it? If so, would you recommend any undercoat or treatment first?

This type of product is not really suited for your stubborn summerhouse. My original background is construction, and the # 1 priority when building anywhere in the world is to make your structure envelope watertight, there are far less inexpensive products out there for a task like that. Even some that you can apply to damp surfaces. A liquid damproof membrane, hope this helps.
